Q: How do I start the Rental Process? A. Contact Cindy White, our property manager, at (601) 483-9275 to schedule a tour of one of our available units. If you are interested, complete an application, submit a one-time, non-refundable $50.00 application fee (which includes the cost of the credit check) and you'll be on the way to being approved! Q: Will I need to sign a Lease Agreement? A. McRae Realty does require a 12 month lease to be signed before moving in. Active military can be released from their lease prior to the end of the 12 months agreement without penalty if a 30 day notice is given. Q: Do I need to pay a Security Deposit? A. Yes, There is a $500.00 security deposit requirement to be paid at the time the lease is signed. Q: Are my pets allowed? A. Pets are allowed; however, there is a one time, non-refundable Pet Deposit of $200.00 per pet. We do have a few guidelines which can be discussed in detail prior to moving in. Q: Is Lawn Care provided? A. Yes. Lawn care is provided to our Duplexes and Four-plexes free of charge. Lawn care can also be provided for rental houses for an additional fee. Q: Do you accept HUD? A. McRae Realty does not accept HUD. Q: Can I pay my rent via Automatic Draft from my checking account? A. Yes, you have the option to automatically deduct the monthly rent from your checking account. We do require that you sign up for this option and provide a voided check from your bank. There is no additional fee for using this service. Q: If I have a maintenance issue, what should I do? A. McRae Realty has a property manager available 24/7 to handle any maintenance issues you may have. Q: Are utilities included in my rent? A. All utilities are paid by the tenant and are not included in the monthly rent. The majority of our units are electric, with community water service provided by the Town of Marion. We also have weekly curbside garbage pickup. Q: Will McRae Realty pro-rate my last month's rent? A. McRae Realty does not pro-rate rent. If you have not vacated the premises on the last day of month, you will be charged another month's rent.
